A declaration of new construction reflects a physical modification to a registered property, such as the construction of a building. The declaration can be for a completed property or a property under construction; in the latter case, the corresponding certificate of completion of works will be required. The declaration of new construction is always granted by the registered owner.

New construction or extension of previous works:

  • Proof of ownership of the plot holders.

  • ID cards of the interested parties.

  • If a company is involved, current powers of attorney or appointment of administrators.

  • Cadastral reference (latest IBI receipt).

  • Municipal building permit.

  • Technical project, indicating the budget for material execution.

  • Once granted, a certificate from the architect author of the project must be provided, attesting that the description in the deed matches the project for which the building permit was obtained.

Existing works, for which there is no technical project:

  • Proof of ownership of the plot holders.

  • ID cards of the interested parties.

  • If a company is involved, current powers of attorney or appointment of administrators.

  • Cadastral reference (latest IBI receipt).

  • Description of the building's characteristics.

  • Municipal certificate confirming the existence of the building and its description, attesting that the new construction is not subject to any municipal disciplinary proceedings for urban planning violations.

  • Value assigned to the declared new construction.
